BLOCK MANAGEMENT

Professional service with the personal touch, we manage your block as if it was our own, assisting your Management Company and it’s Directors with all their needs with respect to daily, weekly, monthly and annual demands. Our services include:

Tenants Enquiries– We will provide a telephone support line for all tenant enquiries, no matter what. Enquiries outside the scope of your Management Company’s concern will be dealt with sympathetically and helpfully without incurrence of cost to your Management Company. An out of hours emergency number will be made available for all tenant enquiries.

Management Quality Audit – We will regularly visit your block to conduct a quality audit against the service level agreement. This quality audit will be completed by one of our Directors or senior staff to ensure that the very highest standards of service are maintained.

Service Charges – We will calculate, invoice and collect tenant service charges to match agreed and exceptional expenditure (including section 20 consultation notice compliance) in consultation and agreement with you Management Company Directors, including full debt recovery services where necessary.

Management – We will enforce the terms of your lease to the best of our ability by personal consultation with escalation via arbitration / legal action in consultation with Management Company Directors where necessary. 

 

Freehold Acquisition – We will advise and negotiate with respect to freehold acquisition as instructed.

 

Right To Manage (RTM) - The Commonhold and Leasehold Reform Act 2002 provides the right for leaseholders to force a transfer of the landlord’s management functions to a special company set up by them, the Right to Manage Company. We can help and advise you to exercise your rights.
